Short answer
Okanagan AeroBarrier is based in Kelowna, BC and seals homes and multi-unit builds in Kelowna, West Kelowna, Lake Country, Peachland, Vernon, Coldstream, Penticton, Summerland and Salmon Arm. Step 3 of the BC Energy Step Code is the minimum everywhere in BC; Vernon adds Zero Carbon Step Code EL-1 and Penticton requires a mid-construction airtightness test. Kelowna-area jobs are quickest to schedule; North and South Okanagan work is batched.
Communities served
| Community | What to know |
|---|---|
| Kelowna | Home base, fastest to schedule. Step 3 required since June 2021. |
| West Kelowna | Short trip over the bridge. McDougall Creek wildfire rebuilds. |
| Lake Country | Regular trips between Kelowna and Vernon. Step 3 provincial minimum; confirm anything higher with the District of Lake Country. |
| Peachland | Close to the Kelowna base. Hillside lots make for complicated envelopes, which is where a whole-house seal pays. Confirm local requirements with the District of Peachland. |
| Vernon | Step 3 plus Zero Carbon Step Code EL-1 under Building Bylaw 5900. |
| Coldstream | Grouped with Vernon trips. Confirm local requirements with the District of Coldstream. |
| Penticton | Mid-construction and completion airtightness tests required. |
| Summerland | Batched with Penticton work. Confirm local requirements with the District of Summerland. |
| Salmon Arm | Shuswap work by arrangement, grouped with North Okanagan trips. Confirm local requirements with the City of Salmon Arm. |
How I schedule across the valley
Kelowna, West Kelowna, Lake Country and Peachland are close enough to book on short notice. Vernon, Coldstream and Salmon Arm are grouped into North Okanagan trips; Penticton and Summerland into South Okanagan trips. The earlier you give me your mid-construction or seal date, the easier it is to line up. Rescue work after a failed test gets fitted in as fast as I can.
Outside these communities? Call anyway. I have sealed builds elsewhere in the BC Interior, including wildfire rebuilds, and will tell you straight whether the trip makes sense.
What is the same everywhere
Step 3 of the BC Energy Step Code has been the Part 9 minimum province-wide since May 1, 2023, with an on-site airtightness test by your energy advisor. The seal window is the same in every town: windows and exterior doors in, rough-ins inspected, best after insulation and before drywall, closed once flooring, cabinets and trim go in. Step Code airtightness explained.
